Managed IT For
Commercial Property
Managers &
Building Operations.

Your buildings aren't just structures — they're technology ecosystems. Access control, surveillance, tenant WiFi, elevator monitoring, BMS platforms, and visitor management systems all depend on infrastructure that most IT providers were never built to support. Dark Raven Labs manages the technology that keeps your properties running, your tenants connected, and your portfolio protected.

The Reality

Commercial Property IT Is Nobody's Job — Until Something Breaks.

Most commercial property managers operate in a gray zone where building technology exists but nobody owns it. The HVAC vendor manages one system. The security installer manages another. The ISP handles the MDF. And when the tenant WiFi goes down or the camera system stops recording, there's no single point of accountability. That's how buildings become liabilities.

Unsecured Building Networks

IoT devices — cameras, badge readers, HVAC controllers, elevator systems — often sit on flat, unsegmented networks alongside tenant and management traffic. One compromised camera gives an attacker a pathway to your entire property infrastructure and every tenant connected to it.

Downtime Impacts Tenant Retention

When the lobby WiFi stops working, the access control system fails, or the parking gate gets stuck, your tenants don't call the vendor — they call you. Every unresolved technology failure erodes the tenant experience and gives your competitors ammunition at lease renewal time.

No Unified Building Technology Strategy

Access control from one vendor. Cameras from another. WiFi from a third. HVAC on its own network. Nobody owns the MDF closet. Nobody documents the network. And nobody can tell you what happens when any single system fails — because nobody has a complete picture.

Tenant Improvement IT Is Chaos

Every tenant buildout requires network drops, WiFi coordination, ISP handoffs, and access provisioning. Without a managed IT partner handling the technology side of TI, the PM is stuck coordinating between electricians, ISPs, and access control vendors on their own.

Our Property Technology Platform

Dark Raven Labs unifies building systems management, office IT operations, and cybersecurity under one accountable partner — designed for commercial property managers, building operators, and real estate portfolios across San Diego County.

01

Building Network Infrastructure

MDF/IDF management, backbone fiber, network segmentation separating building systems from tenant traffic, ISP coordination, and redundancy engineering — the foundation everything else depends on.

02

Access Control & Surveillance

Integration and ongoing management of badge systems, key fob access, camera networks, visitor management platforms, and parking gate systems — all monitored 24/7 with alert escalation to your team.

03

Tenant WiFi & Common Area Networks

Enterprise-grade wireless across lobbies, conference facilities, amenity spaces, and common areas with captive portal, bandwidth management, and seamless roaming — the connectivity tenants expect in a Class A building.

04

BMS & IoT Security

Network segmentation and security monitoring for building management systems, HVAC controllers, elevator monitoring, energy management platforms, and every IoT device on your property network — isolated and protected.

05

Tenant Improvement IT Coordination

We manage the technology side of every TI project: network drops, WiFi handoffs, ISP coordination, access provisioning, and decommission at lease end. Your PM gets one point of contact for all building tech during buildout.

?Property IT FAQ

Questions From Property Managers & Building Operators.

Need a property-specific answer?

Talk To A Building Technology Engineer →
Do you manage building systems like access control and cameras, or just office IT?

Both. We manage the full building technology stack — access control, surveillance cameras, visitor management, parking systems, BMS integration, and common area WiFi — alongside your property management office IT. The key advantage is that one partner owns the entire technology environment, which eliminates the finger-pointing between your camera vendor, your ISP, your access control installer, and your IT guy. When something isn't working, you call one number.

Can you support Yardi, MRI, or other property management software?

Yes. We provide direct support for Yardi Voyager, MRI Software, AppFolio, RealPage, Buildium, Rent Manager, and other property management platforms. We handle updates, performance optimization, cloud connectivity, user provisioning, and vendor escalations. When Yardi crashes at 8 AM on the first of the month, we're already working on it before you call.

How do you handle the IT side of tenant improvements?

We act as the technology coordinator for every TI project. Before construction starts, we spec the network drops, WiFi requirements, and access control provisioning. During buildout, we coordinate with the electrician, the ISP, and the GC. At move-in, we verify connectivity, provision access badges, and hand off a working environment to the tenant. At lease end, we decommission, document, and prepare the space for the next tenant. Your PM never has to chase down an ISP tech or troubleshoot a network drop.

What about IoT security — cameras, HVAC controllers, badge readers?

Every IoT device on your building network is a potential attack vector. We segment building systems onto isolated VLANs so that a compromised camera can't reach your tenant network, your management office data, or the internet at large. We monitor firmware versions, enforce password policies on every device, and alert on anomalous traffic patterns. Most buildings have dozens of IoT devices with factory-default credentials sitting on the same network as tenant data — that's the first thing we fix.

Can you manage technology across a multi-property portfolio?

Yes — and this is where we deliver the most value. We standardize building technology across your portfolio so every property runs the same access control platform, the same camera system, the same network architecture, and the same monitoring. Your regional PMs see one dashboard. Your engineering team follows one process. And when you acquire a new property, we assess, integrate, and bring it up to standard without disrupting existing operations.

How much does building technology management cost?

Property technology management is priced per-building based on square footage, number of systems managed, number of tenants, and complexity of the building infrastructure. A single Class B office building typically runs $1,500 to $4,000 per month for full building systems management plus property management office IT. Portfolio pricing scales favorably. We provide detailed proposals after a free property technology assessment.

Free Property Technology Assessment — San Diego Commercial Properties

Your Building Is Only As Smart
As The Network Running Behind The Walls.

Most commercial properties in San Diego have building systems that nobody monitors, networks that nobody owns, and IoT devices that nobody secures. Our free assessment maps every system, identifies every gap, and shows you exactly what professional building technology management looks like.
